Start your home buying process by finding out first how you qualify in obtaining a mortgage loan. There are plenty of lenders in the market, ready to help you. Talk to your real estate agent (me) or your local banker for referrals to a mortgage lender.
Talk to your lender about the types of mortgage loans available and which program will benefit you the most.
Ask your lender about 'locking in' your rate as rates, although haven't been volatile recently, have peaks and valleys. A knowledgeable lender can advise you on timing.
Once you've secured an approval, your lender will provide you a Preapproval Letter. This will become very valuable when negotiating with sellers & builders. Most sellers today, will not allow buyers to view their properties, without the knowledge that the buyers are qualified to make a purchase.
Now that you have your letter and have decided what type of payment you will incur, it's time to start your search.
