Listing Your Home & Documents

Try to locate these documents and items before your home goes on the market for the world to see, as prospective buyers and agents frequently ask for them or ask questions about the property that these documents might answer.

1.  Most recent survey

2. Most recent appraisal

3.  Home inspection if performed within the last 3 years

4.  Homeowner Association covenants & rules & regulations

5.  Engineer reports if performed within the last 3 years

6.  Copies of utility bills for the prior 6 months

7.  Repair receipts

Being proactive in the sale of your property is important, especially in the competitive market today.

Coldwell Banker offers a tool for the seller to do just that. Check out our Homebuyer Ready Program today by clicking the below link:

Further Home Enhancement Ideas

By Diana Manzato

öDonate or pack unused clothing and organize your closets to make them appear larger.
öReplace out of date interior door hardware with modern fixtures.
öRe-caulk tubs, showers and countertops with fresh white grout and acid-wash the countertops.
öClean and add, remove or replace window coverings. Two inch wood blinds are a great look for the money invested.
öSteam clean and/or re-stretch or replace carpeting.
öClean and organize the garage, attic and basement. Rent a public storage unit if necessary.
öFinish out and paint garage interior walls.  Seal the garage slab floor.
öRenovate the landscape, reseed the lawn, add color and repair sprinkler heads in the irrigation system.
öClean and maintain the pool and/or spa so that the water is sparkling clear.
öRemove dark tinting from windows to allow maximum light to enter.
öPack and store collections that may detract from the features of your home.
öRemove those small throw rugs and plastic runners to give a more open feel.
öRe-arrange, remove or add furniture where needed.
